Find a realtor that knows your area, will work well with you, and that can get your home sold quickly at a great price. Ask questions and get a listing presentation scheduled to learn more about them and how they plan to get your home sold.
A listing presentation is when a Realtor comes to your home(or by a virtual means) and sells how they would sell your home. When a Realtor goes over a listing presentation with you it allows you to learn about your home, the market, the realtor, and is a great time to ask questions and share what information only you would know about your home and neighborhood. Such as the sunrise coming through the trees while sitting on the screened porch in early spring is the best place to enjoy a morning cup of Joe before starting your day. Who else would know that??
Repairs can be so small such as replacing the light switch cover that has been cracked for a few months and taking down that pile of dirt left from planting bushes this spring. If your home needs serious/major repairs you may want to contact a professional contractor or list the property as is with no expectations of being repaired. In some markets as is properties struggle but currently in middle tennessee that is not the case.
Decluttering aso falls into this category for most people because it feels like work. No need to do anything crazy but be sure potential buyers can walk through the entire home and clear off the countertops.
A simple snapshot of the front can bring in buyers but is not the best approach to have the most buyers see the home and submit an offer. You will want a picture of the front and back yards as well as at least one photo of every room. If you can get multiple pictures of the living room, Master bedroom, Master Bathroom, and kitchen that is even better. Pictures should be able to be scheduled the day after your listing appointment or at your convenience.
Now for the exciting stuff! You have done the leg work of finding a Realtor, doing repairs, and having photos taken, your home went active today! People are about to come see your home and send in the best offer they can to make it theirs!
Just go ahead and plan to be out of the house all day the first day and probably the second day as well because buyers want to see your house! Enjoy a day at the park or visiting friends, relax and be ready to see those offers.

Look at each of them besure to consider what your home will appraise for, what contingencies are listed, how soon till closing, and anything else that is a concern to you.

Between offers and signing at closing a few documents may need to be signed, some inspections may need to happen, possible a repair if you agreed to do any, and moving your stuff to your next wonderful home.
At closing make sure all your numbers look correct and that any last questions you may have get answered.
