I have been in Real Estate a few years now and I have learned there are 3 levels of Buyers.
Do you know which you are?
The three levels are
- Lookers
- Shoppers
- Buyers
Lookers
At the looker level you are just looking at properties online such as Zillow and Realtor.com
You are content just seeing what’s out there.
At this level you are learning terms and styles.
Terms like Under Contract, Pending, Active, and Coming Soon.
Styles such as Farm House, Open Floor Plan, or Cathedral Ceilings.
You probably haven’t spoken to a realtor or a lender to learn about the next steps.
Shoppers
This is the next level and just because a buyer makes it to this level doesn’t mean they are ready to buy. At this point you think you know what you are looking for and have an idea of what your budget is. You have spoken to a lender and a realtor. Now time to go see your first home in person. You quickly learn that not everything looks as it does on the computer screen. The magic they do with some photos can be borderline false advertisement.
The shoppers are now learning about drive times, neighborhoods, interest rates, and contracts.
New terms include appraisal, home inspection, and contingencies.
Buyers
This level is ready to buy a home. They want to see a house right away and sometimes know a property went active before their agent! They are hungry. After seeing a home they know if they want to make an offer and have an idea of what that offer looks like. They still want to see a CMA and talk about a few negotiable items but are going to make a move quickly. They know a home may be gone the same day it goes active and do not want to miss their chance.
