Higher and Higher

This is what we are seeing in the appraisal gap (The price buyers are willing to pay between the offer price and value the property appraises) increases here in Clarksville. 

A full price offer at one point in time basically guaranteed you a home but not right now. 

Many homes have 10+ Offers in 48 hours or less. 

A full price offer is the lowest offer they receive. 

They received cash offers, 10K+ appraisal gap, and everything in between. 

How are most people supposed to compete? 

The 2 week strategy is my go to for many clients. 

This is when you do not even consider seeing a home until it has made it 2 weeks on the market. After 2 weeks on the market many sellers are now open to lower offers to move the property. They planned on selling it the 1st day because that happens a lot of times right now but it went active the only day this month that 20 new homes did and blended in with the crowd. 

For this strategy to work you cannot look at homes that just went active otherwise you stay in the highest and best offers which is a tough place to be for a buyer.
