More Sold Than Listed

Part of my morning routine is to go through the MLS.  

Here lately I can tell you want I will find out without even opening my email it seems to be almost the same every single morning. 

 It happened again this morning, the same as the last, and the dozen mornings before that. 

What I am referring to is that more homes go under contract everyday than are listed(minus the exception of a builder having 20ish new construction builds available all at once). 

Today 3 fewer homes were listed than went under contract. It may not sound like a lot but when it continues to happen day after it adds up pretty quickly. 

This is especially true for the Buyers I work with trying to find a home for 220,000 or less. Another constant is the prices are going up. The average price per square feet for New Listing in my primary market was $154. The average list price for the same homes is 313,000, with the highest being 495,000 and the highest per square foot 176. 

One year ago on this same day the homes sold in the area at average sales price of 299,000 and the average price per square foot was $132. That’s a $22 increase on the price per foot in one year and average of a dollar and 83 cent increase per month. 

The fast increasing prices and homes disappearing off the market overnight are the norms buyers face in Clarksville Tn and its surrounding areas.
